Design-Build Project Manager

A national developer who designs & builds single tenant projects ranging from 1,800 to 20,000 SF is looking for an individual who is a team player, self motivated, goal oriented and willing to go the extra mile because “good is not good enough”.  All candidates must have passion for their work, good communication skills and a warm personality to build sustainable relationships with all stakeholders and work associates.  The primary focus of this position will be on the feasibility phase of each project to evaluate the site for compliance with the client’s requirements and the governing codes to assure the final project will be on time, on schedule and within budget.  The responsibilities for this position will range from working with the client to evaluate the sites, preliminary site layouts, conducting site investigations to determine the requirements of the city, master developer or other authorities having jurisdiction and providing documentation for project approval.  When the project has been approved the Design-Build Project Manager will hire and manage the design professionals as needed to obtain any land entitlements, city approvals and permits needed for the project.  Construction management is a plus for this position which will include the work experience as outlined below.  A strong candidate will have experience with civil design, land entitlement, project & design management along with construction management.

The main office is located in Georgetown, TX (north of Austin) with a satellite office in Phoenix, AZ.   Applications for this position will be taken for each office, long commutes and relocation will not be considered.

Experience

  • Working with clients and representing them as a stakeholder
  • Feasibility evaluation of projects
  • Develop and manage project budgets & schedules
  • Design management of freestanding ground up projects
  • Working with planning, zoning and building departments along with other authorities having jurisdiction over  ground up projects to obtain approvals and permits
  • Review of construction plans along with the coordination of drawings for accuracy and value engineering
  • Conflict resolution, negotiation and risk management
  • Contractor qualification along with solicitation and evaluation of bids
  • Conducting Pre-construction, Site and Post-construction meetings along with lessons learned documentation
  • Construction management of freestanding ground up projects from ground breaking through project closeout and the warranty period.

Education

BA or BS in Engineering, Architecture, Planning or Construction Management.  Or a proven track record with the proper experience as outlined above.

Preferred Certificates

Project Management Professional (PMP) by PMI or

Construction Manager (CCM) by CMCI

LEED AP a plus

Skills / Competencies

Microsoft Project, Auto CAD, Auto Turn along with other Microsoft office products

Travel

This position requires approximately 30% travel with the duration of each trip being 2 to 3 days.

Real Estate Development Attorney

Embree Asset Group, Inc. is seeking an experienced real estate development attorney to join its Development team in Phoenix, Arizona or at its Georgetown, Texas headquarters (just north of Austin, Texas).  The successful candidate will be responsible for handling the legal aspects surrounding the Company’s development projects across the country.  More specifically, the successful candidate will direct the legal aspects of the plans and processes for the acquisition of sites or other real estate through negotiation and legal documentation of the lease, purchase, and/or sale of properties on terms favorable to the Company, and will assist and advise the Company on all aspects of commercial real estate transactions, including purchase and sale agreements, leases, title review, easements, development agreements, declarations of restrictive covenants, and loan documents.

Qualified candidates will possess:

Law degree and license required.  A broad background in commercial real estate transactions required, with a minimum of 5 years of experience focusing on commercial real estate development and the leasing, acquisition and disposition of commercial real estate assets, preferably from the perspective of a national retailer focusing on single-site development.  Candidate must have a full understanding of all aspects (location, financial, design, and construction) of real estate, including all related legal documentation (purchase contracts, leases, and closing documents).  Excellent written and oral communication skills are required.
